Conservation Easements

Conservation easements are a useful tool for conserving natural habitat and agricultural lands. A conservation easement is a voluntary agreement between a private landowner and a non-profit land trust or government. The agreement limits certain uses on all or a portion of a property for conservation purposes while keeping the property in the landowner's ownership and control. In exchange for giving up "development rights" to a property and donating the conservation easement, the landowner may receive significant state and/or federal tax advantages. Once established, the restrictions remain with the land in perpetuity. For more information about conservation easements, see the California Rangeland Trust website.
